bRight Agent FAQ For Real Estate Agents:

Q: Why use bRight Agent as a Real Estate Agent?
A: bRight Agent allows home sellers to see and compare multiple real estate agent’s bids for expenses that make up the biggest difference when selling their house. Once agents have provided bids against these costs, the seller can see how much they can save by going with one agent over another, before making their choice.

Q: How does bRight Agent work?
A: bRight Agent is a mobile platform based service to connect home sellers with real estate agents who can save them money on the sale of their home.
Sellers are asked to post a short description of their property, along with the services they would like from an agent, and then the agent is able to bid for the opportunity to represent the sale.

Q: How does the bidding process work?
A: After a home seller decides what services they want and post the listing, the agent is able to bid against those requirements. Agents provide a percentage based commission rate, as well as a fixed cost amount against each desired other service that the seller is after.

Q: How are my prices presented to the seller?
A: The home seller is presented with a total price of the services that the agent has provided (typically the commission amount + fixed fees). By providing this total, the seller is able to make a cost-based comparison between different agents.

Q: How is my commission percentage calculated for the seller?
A: Sellers are required to enter an expected price range, or their desired sale price, when they make their listing. The commission is calculated on this desired sale price, or in the case of a range, it is calculated on the mid-point of that range.

Q: Do the home sellers know that there may be more costs/fees that those quoted?
A: Yes, home sellers are notified that while the commission and costs listed through bRight Agent will be honored by the agent, there are likely to be additional costs too (such as building/pest inspection, auctioneer fees, night-time photography, etc).

Q: How do I know how competitive my fees and charges are?
A: Upon submitting the bid for a property, agents are immediately notified as to how competitive their bid is (as determined by the lowest total cost). Agents can edit their bid prior to the listing period ending in order to be more competitive.

Q: How do I know if my bid has been successful?
A: Once a home seller accepts an agent’s bid, the successful agent is notified and receive the seller’s contact information.

Q: Is price the only way a home seller can choose an agent?
A: No, sellers are also able to view the profile page and experience of any agent that has provided a bid for representing their property.

Q: I know of a new listing across town that is not appearing in my account. What’s going on?
A: The listing across town probably falls outside of the areas that you are subscribed to. Remember that you can increase the number of areas that you are subscribed for through the settings tab – then adjusting your subscription.

Q: My costs have increased since I provided the bid. Can I charge the seller at the higher rate?
A: As a condition of using the bRight Agent platform, agents are required to honor their bids to the seller once the seller accepts their bid.
In order for the agents quotes to remain current, seller listings automatically expire after 30 days, at which point the listing will need to be re-started and you’re welcome to submit the higher price.

Q: Can I update my bids (either up or down) at any time?
A: Yes, you are welcome to raise or lower your bid at any time up until the point that the home seller accepts a bid or the listing period ends.

Q: How does the bidding process work?
A: After a home seller decides what services they want and post the listing, the agent is able to bid against those requirements. Agents provide a percentage based commission rate, as well as a fixed cost amount against each desired other service that the seller is after.

Q: Why do I need to specify a price range or desired selling price in the listing?
A: The price range or desired selling price is used to calculate the agent’s commission for you to compare. This also minimizes the risk of ‘conditioning’ by agents offering an inflated price. We recommend that you do a price review on a website such as Spachus before selecting your price range.

Q: How do I get to see and compare agents prices?
A: The home seller is presented with a total price of the services that the agent has provided (typically the commission amount + fixed fees). By providing this total, the seller is able to make a cost-based comparison between different agents.

Q: Are the costs/fees quoted the only costs I need to pay to sell my home.
A: While bRight Agent captures the biggest agent-related costs, unfortunately there are likely to be other costs such as building/pest inspection fees, auctioneer fees, taxes, and others. That said, bRight Agent requires real estate agents to honor the prices they offer through the bRight Agent platform.

Q: Will the photos I’ve uploaded be used as part of the actual advertising on the internet?
A: No. Pictures that you upload to bRight Agent are only for use in this platform, and are not to be used by the agent as party of your advertising material.

Q: What happens when I select my preferred agent bid?
A: Once you accept an agent’s bid, the agents are notified. Only the successful agent is provided with your details in order to contact you.

Q: Is the lowest cost price the only way I can choose an agent?
A: No. As well as being able to see all of the agent’s commission and fees, you are also able to view their profile page and the experience level of the agents.

Q: An agent has changed their bids (either up or down). Can they do that?
A: Yes, agents can raise or lower their bid at any time up until the point that the home seller accepts a bid. From that time on, the successful agent is required to honor the bid you accepted.

Q: An agent has just told me that they will not be honoring their bid after I accepted it. What can I do now?
A: You can flag an agent for their conduct, including not honoring their bid, within the bRight Agent platform.
